This era was followed by almost eight decades of growth, largely built around the streetcar, initially the horse-drawn streetcar (1852) and even- tually the electric streetcar (1890-1930).
Almost every major city has extensive neighborhoods that are remnants of streetcar development.2
Streetcar development was (and still is) characterized by a fine-grain pat- tern of streets and blocks usually oriented on the north-south, east-west car- dinal points of the compass.
The streetcar lines were distributed along larger streets and boulevards so that residential units were within a five- to ten- minute walk.
Mixed-use commercial development grew up along the major streetcar routes or around intersections where stops were located, usually at half-mile intervals.
